We want to help you price your home ambitiously - right to the
point we feel the market will bear. We do this thorough a sound pricing
analysis, which will determine your home's market value.
Tips For Selling Your Home
Here are some helpful tips that will help your home stand out against
the crowd.
INSIDE:
1. Clear all unnecessary
objects from the house, furniture included. Keep decorative objects
in the house to a minimum.
2. Clear all unnecessary
objects from the kitchen countertops. A good rule of thumb is, if
it hasn't been used for three months . . . put it away! Clear refrigerator
cabinets of messages, pictures, etc. (A buyer will mentally move
their own things into your kitchen but they do not like the idea
of moving you out!)
3.
In the bathroom, remove any unnecessary items from countertops,
tubs, shower stalls and commode tops. If necessary, keep only your
most essential cosmetics, brushes, perfumes, etc., in one small
group on the counter. Coordinate towels to one or two colors only.
The bathroom must be clean and near odorless (NO heavy room deodorant,
scented candle okay).
4. Rearrange or remove some of the furniture if
necessary. As owners, many times we have too much furniture in a
room. This is wonderful for our own personal enjoyment, but when
it comes to selling, we need to thin out as much as possible to
make rooms appear larger and easier for groups to pass through.
5. Take down, or rearrange certain pictures or
objects on walls. A wall that is too "busy" draws attention
away from the house itself. Patch and paint walls as necessary.
6. Review the interior of the house room by room,
and:
a. Paint any room needing paint.
b. Clean carpets or drapes that need it.
c. Clean windows.
7. Leave on certain lights during the day. (We'll
show you which ones). The FOR SALE sign in the yard works best in
front of an inviting home. During actual "showings", we'll
turn on most all lights and lamps (bright light is considered beautiful
and inviting).
8. Have soft background music turned on for all
viewings. Please, NO RAP OR ROCK!
9. If possible, stay close to home. While we strive
not to interrupt your life too much it is important to be prepared
for showings on short notice.
